More work is starting on the site of the former Modena clothing factory. The first building with 262 flats and 9 commercial premises has already been completed. Now, between Jackowskiego and Kraszewskiego Streets, a second, 7-8 storey building with 199 flats and one commercial unit will be constructed. This marks the start of construction of the second phase of the unique Modena project by the developer Cordia Polska in the Jeżyce district of Poznań.
The new building will be similar in size, architecture and finish to the first phase. The HRA architectural studio has designed facades in calm, light tones, with accents alluding in drawing and texture to the surrounding brick buildings of the district. Balconies, loggias and terraces on the top floor will form the tectonics of the facades, highlighted by varied balustrades. Flat areas will range from 27 to 116 m .2
The interiors of the common areas of the building will also be in a similar elegant black and white style to the finished building. In the entrance area, mosaics inspired by the history of the Modena clothing factory will appear on the exterior and interior walls, made by a local artist-craftsman.

Greenery and amenities
The new residential building will be equipped with a convenient two-storey underground garage containing 182 parking spaces (including spaces with electric car charging), up to 200 bicycle spaces, as well as boxes for single-track vehicles. Trolley rooms and storerooms have also been designed. The building will be protected and monitored and will be equipped with a state-of-the-art system for recognising residents’ number plates at the entrance to the garage.
A playground will be created in the new part of the development and the second part of the historic avenue of over 100-year-old plane trees, which marks the axis of the entire Modena by Cordia development, will be revitalised. As a result, the entirety of this unique natural treasure, hitherto inaccessible to the public, will be opened up and made available to all residents of Jeżyce. New planting will also be created, including trees, shrubs, hedges, perennials and ornamental grasses, which will be watered by another rainwater retention tank.
Phase II of the Modena development will comprise three parts. Cordia Polska has already started selling the first of them – the aforementioned new 7-8 storey residential building. The entire development is expected to be completed around 2028.
